Job Summary

Under limited supervision, performs complex preventative maintenance and corrective repair of buildings, building systems, equipment and grounds by performing the following duties.

Job Description

All candidates conditionally offered transfer, promotion or initial hiring into a DOT/safety-sensitive position shall submit to testing for drugs and alcohol and test negative before performing any job functions that are safety-sensitive or require a CDL. External job applicants with a confirmed positive drug or alcohol test result shall be denied employment and shall be required to wait one year before applying for another position within Tulsa County.

Essential Job Functions

  • Monitor and inspect equipment, computer terminals, switches, valves, gauges, alarms, safety devices, and meters to detect leaks or malfunctions and to ensure that equipment is operating efficiently and safely.
  • Activate valves to maintain required amounts of water in boilers, to adjust supplies of combustion air, and to control the flow of fuel into burners.
  • Monitor boiler water, chemical, and fuel levels, and make adjustments to maintain required levels.
  • Observe and interpret readings on gauges, meters, and charts registering various aspects of boiler operation to ensure that boilers are operating properly.
  • Test boiler water quality or arrange for testing and take necessary corrective action, such as adding chemicals to prevent corrosion and harmful deposits.
  • Analyze problems and take appropriate action to ensure continuous and reliable operation of equipment and systems.
  • Operate or tend stationary engines, boilers, and auxiliary equipment, such as pumps, compressors, or air-conditioning equipment, to supply and maintain steam or heat for buildings, marine vessels, or pneumatic tools.
  • Adjust controls and/or valves on equipment to provide power, and to regulate and set operations of system or industrial processes.
  • Switch from automatic to manual controls and isolate equipment mechanically and electrically to allow for safe inspection and repair work.
  • Maintain daily logs of operation, maintenance, and safety activities, including test results, instrument readings, and details of equipment malfunctions and maintenance work.
  • Investigate and report on accidents.
  • Develop operation, safety, and maintenance procedures or assist in their development.
  • Perform or arrange for repairs, such as complete overhauls, replacement of defective valves, gaskets, or bearings, or fabrication of new parts.
  • Check the air quality of ventilation systems and make adjustments to ensure compliance with mandated safety codes.
  • Clean and lubricate boilers and auxiliary equipment and make minor adjustments as needed, using hand tools.
  • Contact equipment manufacturers or appropriate specialists when necessary to resolve equipment problems.
  • Supervise the work of assistant stationary engineers, turbine operators, boiler tenders, or air conditioning and refrigeration operators and mechanics.
  • Test electrical systems to determine voltages, using voltage meters.
  • Provide assistance to plumbers in repairing or replacing water, sewer, or waste lines, and in daily maintenance activities.
  • Perform snow removal, sand bagging and cleaning of properties.
  • Operates and maintains elevator.

Required Skills, Knowledge and Abilities

Skill in various trades including plumbing, electrical, painting, heating and cooling; at operating, installing, maintaining and repair of HVAC units, compressors, pumps and motors; in analyzing and evaluating needs and requirements and in operation of pneumatic tools; and in reading blueprints and wiring diagrams.

Knowledge of plumbing, electrical, painting, heating and cooling systems; of energy management systems; of Freon units; of electrical needs and requirements; of computer operated building controls and building access control systems; of the hazards and safety precautions and procedures; of automatic recording devices an manual controls; and of departmental policies and procedures.

Ability to coordinate; to logically plan the order of work projects; to estimate cost of jobs; to read plans, blueprints, sketches and manufacturer’s specifications; to operate pneumatic controls; to read and record data gages and meters; and to install, operate, maintain and repair HVAC units.

Computer Skills

To perform this job successfully, an individual should have knowledge of Database software, Design software, Internet software, Inventory Control software, Order Processing software, Project Management software, Spreadsheet software and Word Processing software.

Education and/or Experience

High school diploma or general education degree (GED); plus 3 years related experience; or equivalent combination of trade school education and experience.

Language Skills

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Mathematical Skills

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of place and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Reasoning Ability

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
