Job Summary

Under limited supervision, performs complex preventative maintenance and corrective repair of buildings, building systems, equipment and grounds by performing the following duties.

Job Description

All candidates conditionally offered transfer, promotion or initial hiring into a DOT/safety-sensitive position shall submit to testing for drugs and alcohol and test negative before performing any job functions that are safety-sensitive or require a CDL. External job applicants with a confirmed positive drug or alcohol test result shall be denied employment and shall be required to wait one year before applying for another position within Tulsa County.

Essential Job Functions

  • Monitor building system operations and performance.
  • Maintain energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating cost at a minimum.
  • Maintain and monitor pressures, temperatures and flow of steam systems including boilers, feed water and distribution systems.
  • Repair, adjust, and calibrate electrical and electronic control systems, electrical power distribution equipment, computer systems, and pneumatic, hydraulic, refrigeration and steam systems.
  • Responsible for the installation, operation, maintenance and repair of all machinery and equipment required to supply the building with electrical power, water, heating, air conditioning, ventilation, and steam and fire equipment.
  • Comply with all applicable codes, regulations, government agency and company directives related to building operations and work safety.
  • Inspect building systems including fire alarms, HVAC and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions.
  • Oversee and inspect the work performed by outside contractors, contracted work includes HVAC, plumbers, remodeling, snow removal and cleaning.
  • Perform assigned repairs, emergency and preventative maintenance.
  • Complete and maintain accurate maintenance, repair and chemical usage records as required.
  • Estimate time and materials needed to complete repairs.
  • Obtain quotes and orders necessary materials and supplies to complete all tasks.
  • Maintain energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
  • Perform welding tasks as needed.
  • Respond quickly to emergency situations, utilizing additional assistance when needed.
  • Operate boilers and chiller controls and ancillary equipment.
  • Write work orders for identification and repair of equipment.
  • Maintain required records of operations in a clear and precise manner.
  • Maintain a safe working environment.
  • Identify and correct or report unsafe conditions in work area.
  • Maintain a working knowledge of current and yearly changes in state, city, and international code.
  • Must stay to date on current and upcoming changes to equipment requirements and standards.
  • Operate elevators.
  • Perform snow removal, sand bagging, and cleaning of properties.

Required Skills, Knowledge and Abilities

Skill in various trades including plumbing, electrical, painting, heating and cooling; in troubleshooting and diagnosis of systems including, refrigeration circuits, plumbing systems, motors, pumps and pneumatic controls; in operation, installation, maintenance and repair of HVAC systems, compressors, pumps and motors; and in analyzing and evaluating needs and requirements and in operation of pneumatic tools.

Knowledge of plumbing, electrical, painting, heating and cooling systems; of AC and DC circuits, controls, inverter driven technology and systems, and electrical systems ranging in voltages up to 480V; of energy management systems; of load calculation and air distribution systems design and operations; of refrigeration systems; of electrical needs and requirements; of computer operated building controls; of the hazards and safety precautions and procedures; of automatic recording devices an manual controls; and of departmental policies and procedures.

Ability to coordinate; to logically plan the order of work projects; to estimate cost of jobs; to read and understand plans, blueprints, diagrams and manufacturer specifications; to operate pneumatic controls; to read and record data using gages and meters; to understand, design and install plumbing circuits and controls; to understand, design and install electrical circuits and control systems; and to design, install, operate, maintain and repair HVAC systems.

Computer Skills

To perform this job successfully, an individual should have knowledge of Database software, Design software, Internet software, Inventory Control software, Order Processing software, Project Management software, Spreadsheet software and Word Processing software.

Supervisory Responsibilities

This job has occasional supervisory responsibilities. Must be willing to stand in when the Coordinator is absent and assign tasks based on skill level and requirement.

Education and/or Experience

High school diploma or general education degree (GED); plus 3 years related experience; or equivalent combination of trade school education and experience.

Language Skills

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Mathematical Skills

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of place and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Reasoning Ability

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Certificates, Licenses, Registrations

Valid Oklahoma Driver’s License

EPA Certification (Universal certification preferred but not required)

Mechanical Journeyman (unlimited Journeyman preferred, but not required)
