Habitat Capital (HCap) has been a nationally certified Community Development Financial Institution (CDFI) since 2017. HCap is a wholly-owned entity of Habitat for Humanity International (HFHI or Habitat) and was created to serve our more than 1,000 US-based Habitat affiliates by providing an array of financial services and products to support their work as affordable mortgage originators, real estate developers, home-builders, sellers, and partners for housing and community solutions. To date, HFHI and HCap have provided over $400MM in capital to its US domestic affiliate network via enterprise-level, secured project-level, bridge and structured financing for affordable housing and community development projects as well NMTC allocation for homeownership initiatives. Additionally, HCap seeks to develop and provide permanent mortgage financing products. HCap values creativity and flexibility in developing financial products for our customers and working with capital partners who share our mission.
HCap is hiring a Head of Lending and Programs that will be responsible for all aspects of HCap’s various lending programs including originations, operations, strategy development and new products innovations. HCap’s lending programs currently include New Markets Tax Credits, Capital Magnet Fund, Greenhouse Gas Reduction Fund, and US Property Acquisition Fund, among others.
Reporting to the VP of HFHI and Executive Director of HCap, the Head of Lending and Programs will manage an initial team of three individuals and oversee the hiring of an additional 2-3 individuals in the near term. As a people manager, the Head of Lending and Programs will be expected to embody the principles and values that Habitat for Humanity was founded on and ensure a high performing, people-centric culture within the team.
Key Responsibilities:
Programmatic Leadership (40%)
* Strategic Plan Execution: Work in partnership with the Managing Director of HCap to develop and execute a plan to deliver on the goals of the strategic five-year plan and other initiatives.
* Deepen and Grow Core Business Lines: Collaborate with Managing Director and senior HCap staff in designing/upgrading loan products, marketing strategies, participation partnerships, new program applications and other strategic planning for investment programs that ensure responsiveness to market changes, customer needs and organizational capacity.
* Broaden and Expand Services: Lead efforts to identify and assess new opportunities to fill financing and/or programmatic gaps in the affordable housing sector in alignment with HCap’s strategic direction
Strengthen Internal Capacity: Approach all work with an eye toward what forms of additional education, supplemental resources, refinements to operational structure, and other forms of technical assistance HCap could provide to strengthen delivery and outcomes.
* Industry Leadership: Represent HCap on panels, at conferences, in workshops; identify, engage, and build relationships with key stakeholders, leaders and influencers in the community.
Lending Operations (40%)
* High Level Program Operations.
* Oversee and ensure the timely flow of all lending activities across the deal lifecycle to deliver a seamless experience for HCap’s customers.
* Maintain a working knowledge of the structuring, servicing and risk issues of the loan products currently offered by HCap.
* Ensure optimal operational functionality and efficiency, including overseeing and refining loan origination technology.
* Participate in annual organization budget process including individual program budgets and allocations; operate within the budget throughout the year and ensure compliance with grant/contract funding requirements.
* Work across the organization to ensure that technical assistance strategies are appropriate to support the full complement of programs and related goals.
Originations
* Responsible for collaboratively establishing and meeting HFHI’s annual originations goals for all active lending programs.
* Lead new pipeline generation and acquisition process, in part by pursuing new and maintaining existing relationships with other CDFIs and lending partners and identifying opportunities to collaborate with other lenders to take advantage of loan participations.
* Optimize HCap’s origination process and materials including refining existing loan application templates and implementing a pipeline tracking/CRM system to monitor lending activities.
* Track and match capital availability and funding needs to support a robust loan pipeline.
* Works closely with underwriter(s) or designee(s) to oversee deal structuring, completion of due diligence requirements, and presentation of investment memos to Investment committee to secure necessary approvals.
Impact and Compliance
* Works with Managing Director to define organizational outcomes and impact.
* Collaborate with the Director of Credit & Portfolio Management to develop and implement loan portfolio administration policies and procedures, including enhancing existing systems and procedures as necessary.
* Partner with Institutional Research team to accurately report loan impact, progress towards lending goals, and compliance with loan fund investors and/or federal grant program requirements.
People Leadership (20%)
* Develop and implement internal benchmarks, internal controls and establish processes for staff measurement, reporting, evaluation, and development.
* Lead the senior management team in creating organizational staffing growth and succession plans that ensures capacity to succeed with programs and goals.
* Spearhead the performance management process with executive team to ensure all systems and operations are functioning efficiently and effectively to meet growth and performance goals.
* Recruit, manage, develop and evaluate staff by providing timely mentoring, training, support, succession planning and performance management to build the capabilities and competence of program managers and staff to accomplish goals.
Requirements:
* Master’s Degree in a relevant field or equivalent combination of educational and professional experience.
* 10-15+ years of experience in relevant professional industry including, but not limited to, community/economic development finance, nonprofit lending, equity investments, impact investing, and/or financial services.
* 5-10+ years of progressively responsible management experience, including managing teams.
* Hands on experience with the full scope of community/economic development lending activities including acquisitions/origination, financial underwriting/credit evaluation, and loan asset management.
* Ability to build and sustain excellent processes and incorporate efficient software and systems to support and scale these functions.
* Strong problem-solving, project management, and organizational skills including ability and willingness to balance strategic, lending, and organizational priorities without compromising quality or customer experience.
* Ability to effectively manage a growing, diverse, and remote team.
* Excellent oral and written communication skills with demonstrated ability to represent HFHI’s mission and work in internal and external forums.
* Commitment to and experience with mission-driven lending in diverse, low- and moderate-income communities; commitment to demonstrating values of diversity, equity and inclusion through portfolio outcomes.
* Willingness and ability to travel up to 30%.

The actual salary offered for this role will be based on a variety of factors, including location, internal equity and the candidate’s qualifications and professional experience. HFHI offers a competitive, comprehensive benefits package that varies by country and typically includes vacation leave, sick leave, personal days, health insurance options, retirement plan contributions and life insurance. For work locations in the US, the hiring range for this position is $140,800 to $164,800.
