The position is responsible for guiding/mentoring other team members. The Precon Manager must be a flexible and adaptable team player and have strong communication and client service skills. MAJOR DUTIES &amp; RESPONSIBILITIES: <ul> <li>Represent Manhattan’s Preconstruction Team to Clients</li> <li>Meet Client Needs/Budget /Attend OAC / design meetings</li> <li>Provides Concept Budgets</li> <li>Perform Value Management Analysis</li> <li>Coordinate with/the operations team to ensure the correct Cost Budget is sent to accounting</li> <li>Maintain the Manhattan Code of Business Practices &amp; ensure teams follow the Guiding Principals</li> <li>Establishes &amp; Monitors Subcontractor Relationships</li> <li>Aides Bid-Day Assignments</li> <li>Reviews/Understand Project Cost Reports</li> <li>Attend/Organize Preconstruction Meetings</li> <li>Strong Knowledge of General Conditions Estimates/Schedule / Below the Line costs</li> <li>Manage Time/Costs of Preconstruction Services / Manages</li> <li>Precon Status Reports (PSRs) for projects</li> <li>Assist With Business Development Strategies</li> <li>Thorough Understanding &amp; Compliance with Risk Management Policies</li> <li>Coordinate Subcontractor Networking Efforts</li> <li>Review all Subcontracts before Issuance to Subcontractors</li> <li>Manages expectations for the team for their projects</li> <li>Provides quarterly check-ins and performance reviews with all direct reports</li> <li>Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.</li> <li>Other duties as assigned</li> </ul> JOB SKILLS &amp; ABILITIES GUIDELINES: <ul> <li>Knowledge and efficiency in Manhattan software</li> <li>Strong networking ability, known in the community</li> <li>Strong conceptual estimating skills</li> <li>Experience with/ delivering stellar preconstruction services to clients &amp; managing the budget</li> <li>Familiarity with logistics and operations</li> <li>Strong written and verbal communication skills</li> <li>Strong math/accounting skills</li> <li>Ability to meet critical deadlines</li> <li>Ability to maintain discretion and confidentiality at all times</li> <li>Time management skills and organizational skills</li> <li>Knowledge of Autodesk Software</li> <li>Knowledge of Estimating &amp; Takeoff Software</li> </ul> MINIMUM QUALIFICATIONS: <ul> <li>Bachelor’s Degree- Construction Management, Engineering or equivalent.
